1. Who we are

Rental Book is a rent-book service for landlords and property managers, run by SUDHA SOFTWARE, 3/306, Kesavan Maligai, Near Periyamariamman Temple, Chinnasiragapadi, Salem, Tamil Nadu 636308 ("we", "us"). By creating an account or using Rental Book you agree to these Terms, and to our Privacy Policy and Refund Policy.

2. What the service does

Rental Book helps you keep your rent records: buildings, rooms, tenants, rent and other charges, payments, bills, expenses and property tax reminders — and it prepares receipts and printable forms from what you enter. It is a record-keeping tool. It does not collect rent for you, hold anybody's money, or give legal, tax or accounting advice.

3. Your account

You must be at least 18 and able to enter into a contract.
You sign in with your Google account, or with a password you have set. Keep your sign-in secure, and tell us if you think somebody else has used it.
You are responsible for what happens under your account, including what the people you add to your book (owners, managers and viewers) do in it.

4. Your information and your tenants' information

What you enter is yours. We use it only to run the service for you, as the Privacy Policy describes.
You decide what to record about your tenants and you are responsible for having their agreement to it — in particular to keeping copies of their ID and address proof, and to sending them WhatsApp messages. Rental Book asks you to confirm this and keeps a record that you did.
Our staff can open your book to help you with a problem or to fix a fault. Each visit is recorded.
Enter accurate information, and do not use Rental Book to store or send anything unlawful.

5. Documents the service prepares

Rent receipts, rental agreements, police verification forms and similar documents are prepared from your entries as a convenient starting point. They are not legal advice. Stamp duty, registration and police requirements differ from place to place: check them, and have any agreement reviewed, before you rely on it.

6. Plans, trial and payment

A new book starts with a free trial of 30 days for up to 20 rooms.
After the trial you choose a yearly plan. The prices and room limits are shown in Settings when you upgrade. Payment is taken by our payment partner, Razorpay; we never see or store your card, bank or UPI details.
When a trial or a paid period ends, your book becomes read-only: everything stays visible and can be exported, but nothing new can be added until you renew. Your records are never held hostage.
Refunds are covered by the Refund Policy.

7. Acceptable use

Do not try to reach another customer's information, disrupt the service, resell it, or use it to harass anyone. We may suspend an account that is used unlawfully or that puts other customers or the service at risk.

8. Availability and changes

We work to keep Rental Book available and your records safe, and we keep backups, but we cannot promise the service will never be interrupted. We may improve or change features. If we change these Terms in a way that matters, we will ask you to agree again.

9. Liability

Rental Book is provided "as is". As far as the law allows, we are not liable for indirect or consequential loss, or for loss caused by wrong entries, missed rent, or documents used without checking. Our total liability for any claim is limited to the amount you paid us in the twelve months before it arose. Nothing here limits a liability that the law does not allow to be limited.

10. Ending your use

You can stop using Rental Book at any time, and export your records from Settings first. To have your book and its records erased, use Delete this book in Settings or contact us; the Privacy Policy explains what is deleted and when. We may end an account for a serious breach of these Terms, and will let you export your records unless the law or safety prevents it.

11. Governing law

These Terms are governed by the laws of India. Courts at Salem, Tamil Nadu have jurisdiction over any dispute, subject to any right you have under consumer protection law.
